Rising at the intersection of Wilshire Boulevard and Stanford Street, this eight-story mixed-use development redefines urban living by replacing an aging commercial building and surface parking lot with a thoughtfully designed residential and retail destination. At the heart of the design is a multi-dimensional pixelated grid that subtly responds to the rhythm and materiality of Wilshire’s commercial corridor. The facade balances depth, color, and texture, with recessed panels and balconies strategically placed to create an interplay of light and shadow.
The project introduces 127 studio, one-bedroom and two-bedroom apartments above 5,700 square feet of ground-floor commercial space, seamlessly integrating retail and residential life. With a design that prioritizes natural light, ventilation, and open space, the development offers landscaped outdoor areas, a fitness center, a pet spa and dog run, as well as additional communal amenities across multiple levels. Parking for 172 vehicles is accommodated within the structure, with access and loading zones thoughtfully placed along Stanford Street to enhance pedestrian circulation along Wilshire.
Rooted in the surrounding Santa Monica landscape, the gradient color palette takes inspiration from the nearby bluffs and coastal sunsets, subtly tying the building to its natural environment. The project’s organization follows a simple yet refined grid system, with strategic recesses and angular panels creating a contemporary yet contextually sensitive addition to the neighborhood.
